Son voyeur (non-incest)

The type of stories I look for are always hard to find, because they either include incest or some type of "bully" storyline that I can't get behind.

To put my story into a nutshell, an 19 year old college son lives with his 40 year old divorced mom. Both Asian and on the short side (son 5'4 and mom 5'0). Mom is beautiful, petite and looks half her age. They live in an apartment complex. Mom starts devolping a relationship with the neighbor next door, a 29 year old 6'5 white army vet who competes in professional bodybuilding. Son has mixed emotions seeing his mom getting seduced by this musclebound white guy, as his dad was also Asian and short, looking nothing like the army vet. There is no incest in this story, the son is simply a voyeur. As his mom's affair with the army vet beginc to intensify, he can't stop but think he is "losing" his mom like he did his father in the divorce. However, the army vet is not mean or a "bully". He treats the son like a grown man, while inadvertently appearing intimidating with his height/size and strength. The mom begins spending the nights nextdoor and the son can hear everything through the thin walls. He notices one day that he could easily cross over to his neighbor's balcony and look into his glass sliding door that gives a clear view of the army vets bedroom.

This is all I have, but a lot of inspiration comes from this story here by Cindy_Chao

If anyone can bring this story to life that would be wonderful.
 
This would likely still be considered taboo and end up on the T/I category.
I would add that the man's daughter, a tall blonde, discovers him peeping and decides to have some fun, clapping her hand over his mouth and holding him still as they watch. "Damn, you mom likes that big white dick, doesn't she?"
As her other hand slides down into his shorts, his eyes go wide and he whimpers beneath her hand. "Feels like you're enjoying it too, dirty boy."
 
Poor Justin, his smartphone had been glitching all morning. Flashing a demonic neon green error code after typing "voyeur." Aggravated, he angrily tapped the keyboard and a "g" appeared ... before autocorrect changed it to "voyageur." The device vibrated with a violent force that rattled his teeth. Then the screen opened a blinding, localized wormhole. And he was sucked headfirst out of his room, landing with a heavy, thud in a vessel made of birch bark, spruce resin, and cedar ribs. Dazed and shivering, he looked down to find his NCAA hoodie replaced by a heavy, knee-length woolen capote secured tightly at his waist by a colorful woven sash.

Completely alone, he was floating down a mist-shrouded river in a canoe stacked to the gunwales with stinking, stiff pelts. Justin frantically reached for his phone to call for help. But his pockets held only a tobacco pipe and a chunk of dried bison pemmican. "What the hell?!" He bellowed into the emptiness, his voice echoing off the pines as he dropped the crude wooden paddle he had been holding in his hands.

As his panic fully set in, his canoe drifted uncontrollably around a sweeping river bend, revealing a sprawling, smoke-fringed Cree village along the shoreline. Several ... well ... quite lovely young women looked up from filling their water skins. They were murmuring something quite unintelligible to Justin about the wide-eyed, time-traveling college student in a giant blanket coat drifting hopelessly through their waters.

Indeed we recently had an author file a story where the mom sees the son having sex through a doorway and it got moved to T/I for publication.

I don't know if it was that she saw or that the narrator commented about physical attributes. I can write a character accidentally seeing someone change, but there's a qualitative difference between stating a fact and adding gaze to the story.
