There's one scenario I might eventually write (although it needs a ton of adjustments, being a high school story), but feel free to adapt the premise.
The guy, well, he may not be a virgin (and very much isn't clueless), but for some reason he didn't feel easy to find a girlfriend, so he settled for the older sister who isn't at all his type (even if maybe indeed more classically attractive, formally). He sees her as necessary strategic girlfriend to be dumped right moment when he's got to his real targets, well aware that guys with steady girlfriend actually have better chances with the top choice. The relationship barely works for him, they don't have much common interests and she is too conservative and apathetic in his opinion, but he has invested work to keep it working and have someone to fuck much whenever, and it's all he cares about at the moment. She's, she likes him very much actually if not even in love, and easily can imagine having house and kids with him, and mostly try catering to his every whim, well, in constraints of her (very limited) awareness. Yes, it slowly devolves in something even potentially abusive (and he's very self aware about it and feels guilt in advance).
Now, the sisters actually room together. In a tiny one-bedroom appartment (actually with mom too, but we may or not leave her out of it (if we don't, she's likely a competitor for guy's attention along with her daughters)). The guy for now at least, he doesn't have a usable place for himself either, at all (not even a car). So it's that same room the three girls bunk in where they usually fuck, whenever they can, and assume it "free."
And the younger sister, she's really busy or at least appear to be, she's at least a semi-professional athlete, and have high academic load, and a couple active hobbies or even (small) business she has to attend to. When she have to change, she comes in and does just that regardless, seemingly ignoring her sister and sister's boyfriend, even if they're actually fucking.
The guy, he's at first troubled with it, of course. But the older sister, she, despite otherwise being almost a prude, seems not to see what's wrong with it. That's just how the sis is is, being an athlete and even a casual nudist, she's without modesty, she says, and seems to completely miss any sexual tension in the situation. The guy, however, he believes there is, that the younger sister is deliberately posing for him, and such, and can't convince himself he's just imagining (he's not). And the trouble is, the younger is very much more attractive for his personal tastes, by a lot. But if anything possible, it kind started very weird way.
