Yet.....only joking. The subsidence and tree must be a nightmare.

We had the front of the house rebuilt and underpinned about 25 years ago. Cost the insurers a packet. They tried to wriggle out of it, but our survey report said there was no signs of subsidence, and they had been the insurer from that date. We still ended up out of pocket, but not too bad, more the inconvenience and hassle.
