I went bust. The property's best FMV in decent condition is around 150K in a market going soft. Unfortunately it needs 50K in basic repairs from years of neglect (not even deferred maintenance - just neglect) and the seller won't accept any offer lower than 130K.

It needs a complete re-roof, including deck, new subfloor in at least half the structure, some ceiling work and complete new flooring throughout. And that's before refreshing it.

The garage has a gigantic (as in bigger than yuge) tree intruding on both the foundation and the eaves. It also needs a re-roof and some siding replacement.

None of this was unknown but it wasn't disclosed before I made the trip. Had it been I'd have saved myself a lot of money and time making that trip.

Then there's the issue of having to have the work done by long distance and/or remote control. I'd have to hire a project manager and that would cost even more and I'm not sure the property is worth that extra effort/energy.

In the end it'll end up being a tear down. If it doesn't sell soon it'll deteriorate until it's unrecoverable (almost there now) and it'll eventually fall down because the seller will not (absolutely will NOT!!!) spend any more money on it. They're upside down on it already and any new buyer is going to try and use sweat equity to fix it themselves to flip it and they aren't going to have the time/energy/money because it's not the "deal of the century." Financial quagmire is a more apt description.

With some things a little emotional investment can make up for overspending.

Real estate is not one of those things. Location, location, location doesn't make a money pit into a castle. And if you don't have the financial means, duct tape isn't going to fix rotting walls and a leaky roof.

Financial or at least physical. I have saved a bundle with a good dose of DIY, but I have both the Skillz and the toolz. That does he'p. But money is needed to buy new pieces parts when you can't repair the existing one.

I'm 67 and I'm absolutely NOT going to try and tear off, re deck and then re roof a 2000 sq feet structure by myself or even with a couple of bros over a long weekend. The 2 trees that need to come down are super big. Both are tall pines and one is 3-4 ft diameter at the base above the root spread. That's several thou in cost to get rid of IF you can get a crane cheap because you're not going to be able to just fell the tree. Even topping it and letting it drop isn't going to work because there's no where for the cut off segments to land that's safe since the septic and leach field are right below it. It'll have to be strapped and lifted out with a crane after cutting a piece of the trunk free. Which is going to have to be done more than 1x because they're a bazillion feet tall. And of course, it'll have to travel directly over the structure while being lifted.

The insurance cost for that is going to be a nightmare.

In the end it's not a project for me.
