As little as it rains in SoCal I'm surprised you even have a roof, Lance. Us NorCalers get to cheer for once since its sunny here for most of the day with rain towards LA and SD.

Yes DrH, I do have a roof over my head. In fact it is lath and plaster on the inside instead of drywall. A really great stucco look, but a bear to have to repair. And that is why I still have a hole about a foot square in my living room. Can't do the plaster until A. the owner fixes the hole in the roof and B. until the rain stops or I'll just be redoing. This is the second time I've had to repair the hole. But to answer your questions, we do have roofs down here in so called sunny LA where it never rains, but it pours.
