Got an interesting real estate tip during my stint in Florida: if you’re in an area prone to natural disasters and/or blackouts, find a place somewhere on the same power grid as a hospital; even with emergency generators, their power will always be prioritized to come back on first! The downside, however, is the sirens from emergency response vehicles.
